Who pays in Montgomery County

Maryland custom is an even split between buyer and seller unless the contract says otherwise. A first-time Maryland buyer pays 0.25 percent state rate and the seller must cover all of it.

What catches people out

Montgomery County has a tiered recordation tax that rises sharply above $500,000: $6.75 per $500 to $600,000, $10.20 to $750,000, $10.78 to $1 million and $11.35 above that. The tiers are marginal, so only the slice above each line pays the higher rate. Owner-occupants get the first $100,000 exempt, worth $890. This calculator shows the base rate; above $500,000 your actual recordation tax will be higher.
