What to know about Florida
Miami-Dade is the one county that works differently. It charges a lower base rate of $0.60 but adds a $0.45 surtax on anything that is not a single-family home, which makes commercial and multi-family transfers more expensive than elsewhere in Florida. Mortgages are taxed separately at $0.35 per $100 of the loan.
Florida Department of Revenue, Documentary Stamp Tax “The tax rate for Miami-Dade County is 60 cents on each $100 ... Miami-Dade County also has a surtax of 45 cents on each $100 ... The surtax is not due on a document that transfers only a single-family dwelling.”
